How to buy

With our assistance, this process is straightforward, and given our expertise and exceptional customer service, you can simply choose your ideal property, and we will do the rest. There are two different ways under which you can become a property owner in Croatia. You may invest as an Individual, or alternatively, we will set up a Company on your behalf.

To acquire a property in Croatia as an individual, you will need to obtain authorization from Croatian Ministry of Foreign Affairs. This procedure is rather a matter of formality, providing you have a clear or no history with Croatian authorities. It may take over 6 months for completion of all paperwork, but you can complete the purchase meanwhile. Under current Croatian legislation, mortgage facility is not available for foreign nationals, if purchasing property as individuals.
NOTE: Since February this year (2009), all EU citizens will be entitled to purchase properties (except farmland) in Croatia without any restrictions, i.e. free of Ministry of Foreign Affairs approval!

There are numerous benefits, if you decide to purchase as a company owner. This again is a very straightforward procedure. The company can then purchase the property immediately, without having to obtain permission from the Ministry of Foreign Affairs. You can also benefit from VAT deductions or mortgage facility, which as a company owner in Croatia will be available to you. Fully operative company can than rent out properties, export-import goods or do any other business with VAT benefits that comes out of that.

Our legal team will set up on your behalf, a Croatian Limited Liability Corporation. You will nominate the shareholders and the management (i.e. yourself). The cost to set up a LLC in Croatia is 3700 EUR payable in HRK (plus VAT where applicable), all costs included. This cost varies according to exchange rate of HRK to EUR. Around 2/3 of the amount remains at your disposal (20.000,00 HRK to be precise) as a company account balance. The average duration of the incorporation procedure is two weeks (ten working days).

* DalmatianHome fee of up to 3% of the purchase price, excluding PDV (VAT) at the current rate of 25%
* Our fee includes full service : all legal fees, writen translations and our in-house lawyer services (all the precontracts and final contracts are also provided !)
* 5% RETT* (Real Estate Transfer Tax) on the value of the contract.

* Real Estate Transfer Tax (RETT) is assessed on the market value of the real estate, as determined by the local tax authorities.
